UK | Youtuber Angie | 100,000 questions of building inspection by Youtuber Angie

Immigrating to the UK is an unforgettable and exciting experience.  But remembering to check the property before moving in will help avoid extra costs and troubles in the future.  In this video, Youtuber Angie shares his own building inspection strategy.

After several months of twists and turns, Youtuber Angie finally took over his first property in the UK – Birmingham Solihull.  In the video, Youtuber Angie will take all of us to see the situation of the new building. He prepares tissues, snacks and drinks in advance to enjoy during an inspection break.

 1. Unit

Youtuber Angie has a friend who installed a house number for him, so the number is very refreshing. However, the unit door is not installed properly, and it takes some force to close it.

 2. Kitchen

The cooker hood is not properly installed, and the cover plate of the cooker hood cannot be pulled up smoothly. It requires lots of force and makes a strange noise.

3. Restroom

A corner of the toilet cover is broken and the partition below is not fixed.  There is also a large gap in the canal. Youtuber Angie claims it to be as big as the gap between the MTR and the platform.

4. Bedroom

The room handle is poorly installed, and the handle fails to return to its original position after use.  In addition, the built-in wardrobes in the room are not properly installed, and there are many gaps, which makes the whole wardrobe slanted. Moreover, the door to the room fails to lock or close.

 5. Other Issues

There are also several cracks in the walls and paint in the living room. Youtuber Angie exclaims that the developer needs to work on his handicraft.  There is a safety lock on the upstairs window of the room, but there is rust on the side of the window.  In addition , there are cracks in the handrail of the stairs.

The problems found above are all based on the observations of Youtuber Angie. He also considers whether to hire a professional to inspect the building.  There is a big difference between Hong Kong buildings and UK buildings. If funds allow, it is recommended to hire a professional to conduct a thorough inspection.

Property information

The Condo was built in 2020 and measures about 812 feet. The property tax in 2021 amounted to approximately $2835. The management fee is $601 and includes indoor heating, air conditioning, water, building insurance, utilities and storage lockers.

Before entering the unit

Before entering the house, you must first look at the lift entrance and the location of the garbage room near the unit. This unit is a certain distance away from the lift, so even while people are waiting for the lift, their conversation will not disturb you. In addition, the location of the garbage room is on the left side of the unit. The door ensures that odors don’t seep through. Moreover, the washing machine and dryer are on the right of the basement. 

Unit

The house is kept very clean. Walking all the way to the right hand side, there is a four-piece bathroom. The living room measures about eight feet by nine feet and can be used for study or dining. The first bedroom is about 10 by 9.5 feet and has no windows. The master bedroom is 9 feet by 11 feet, and you can also walk out onto the terrace to watch the scenery at the back.

Youtuber Andrew points out that the living room is about 10 feet by 28 feet wide, with a kitchen on the side, so the entire main area looks very spacious. As the video is being filmed at 11am, sunlight spills in through the living room’s southwards facing window.

Nearby facilities

In the vicinity of this condo, it takes an average of 7 to 9 minutes to reach the supermarket, and shopping is also very convenient. There is a dog park across the street that does not require leashes, an ice skating rink, and a bicycle track, and another two minutes to another park. There are kindergartens and elementary schools nearby, suitable for families with young children.

Step 4 – Pay down payment and apply for overseas property mortgage

Montreal, is a city located in southwestern Quebec, Canada, with a population of about 2 million. What countries & types of properties are Hong Kongers into?


According to Wendy, Canada, Australia and Japan have been popular spots for years, because of how stable and safe they are. Obviously, there’s also been a recent outflux of Hong Kongers headed to the UK. While there might still be cases of unfinished projects and improper sales, Wendy states that the strong trend of immigrants gives confidence to many investors to put their faith in these regions.

Here Wendy recounts the story of her visit to Pattaya, Thailand a few years ago. Small local developers told her that they would issue offers to overseas investors without owning all the plots of land needed to build the property. Once they’d secured enough funds off the plot(s) they owned, they would purchase the remaining plots one by one. “Can they finish the whole project? It’s hard to tell.” Wendy recounts. 

She then cites another situation in Malaysia involving a huge project called Melaka Gateway, where a developer was already offering up locations when the project was still in the reclamation stage.

While these cases aren’t very recent, Wendy still warns against buying overseas houses that are under construction, especially since you might be unaware of the developer’s reputation and ignorant to the local rules/regulations. For more suggestions, watch the full video above!

UK

  • Apply for a mortgage, do not full-pay! This way, you can have a surveyor check the condition of the property, as well as resell easily when you want to.
  • Consider other Fees (Grant Rent/Management Fees) that could be incurred or hiked in the future.

Malaysia/Thailand

  • Consider only buying for retirement or vacation purposes.
  • Think twice about the location and size of your property.
  • Who in the local community would be able to buy it off you if you consider selling?

Japan

  • Don’t worry about earthquakes! There’s insurance for that.
  • If you want to make the best investment, prioritize valuable land locations, instead of the quality of housing.

Vietnam/Cambodia

  • Property markets here are unstable so be aware of the risk.
  • Think of the ideal next buyer before you even purchase the property!

Australia/Canada/Singapore

  • Avoid buying here for now.
  • Property markets are stable but highly competitive, hence expensive.

Doing Your Due Diligence

Look up software and online databases that provide information about the area that you are looking into. Look at the crime rate, the quality of the neighborhood, facilities, etc. As Wendy implies, the accessibility of information makes these things easy to do.

Buying a home is a major investment, and an inspection can avoid additional maintenance costs. In this episode,Youtuber Andrew of Toronto # SO 型 takes professional registered home inspector Peter Kwok to inspect a building. He will give you some tips on building inspection procedures in Canada and the points you need to pay attention to. Home Inspector Qualification – Peter Kwok

Peter Kwok is a professional registered home inspector with 12 years of experience in standard home inspection and more than 20 years of experience in building construction. He is a Canadian and Ontario Registered Home Inspector (RHI) and a National Certificate Holder (NCH). Peter has been responsible for commercial and residential building engineering in Hong Kong and Ontario for the past 30 years, engaged in design, construction, decoration and inspection, and has been a home inspection association instructor since 2017.

1.What you need to focus on when conducting building inspections

Professional building inspector Peter pointed out that the most important places for building inspection are the exterior decoration, basement and ceiling, because the owner should properly handle the kitchen, room and other visible places before selling the building. Peter also reminded Hong Kong people not to be fooled by external decoration,and pay attention to the structural location of the house, such as house knots and water heaters. The building inspector reminds you about the following:

  1. Air conditioning system – do not turn on the air conditioner in winter, otherwise it will burn the compressor. If it is winter, you can only check the label, and you should take the initiative to check the service life and related maintenance documents with the seller.
  2. Water heaters – check for leaks and clean them regularly for better maintenance.
  3. Floor Maintenance – a bumpy floor has the chance to seep or be eroded by insects, as well as a problem with the foundation or the ceiling.
  4. Know the structure of the house – be aware of the drain or repair location, do not block or place items on it, so that the mechanic can conduct regular inspections easily.

2. How to fix a common housing problem – Condensation

Condensation results from the change of state of matter from gas to liquid, and is the reverse of vaporization. The word most often refers to the water cycle, when water vapor condenses into liquid water when cooled. In Canada, freezing weather is very prone to condensation. Building inspector Peter teaches you how to deal with the issue:

  1. Reduce the use of humidifiers to reduce moisture.
  2. Lower the indoor temperature and reduce the temperature difference.
  3. Don’t hang your clothes indoors and use a clothes dryer after washing them.
  4. Turn on the exhaust fan while cooking soup in the kitchen or after taking a shower.

3.What you need to know before finding an Inspector

Building inspector Peter said Ontario, Canada passed a law in 2017 requiring building inspectors to have a Canadian license, but it is not strictly enforced now. Therefore, when you are looking for a building inspector, remember to find a licensed and reputable building inspector for help. In addition, the general building inspector will give a detailed report to the homeowner after the building inspection is completed.
