It takes around 8 minutes to get to the air rail after getting off the train, while the air rail is only around 2 minutes long. Once you step out of the airport, you are greeted with the taxi station, making it very convenient if you are planning on taking a cab. There is also a Hilton and an Ibis hotel near the airport as well. Angie then tells us the different airlines with respect to the check-in sections that you would have to go to. He also shows the basic map that is provided on the spot. We are then shown the bus lines that are included in the airport. We also get to take a look into the parking situation and the prices that are included in the airport car parks. Even though the prices for these locations are high, they are still packed to the brim. This shows that parking outside of the airport then taking the train may serve as a more sound financial decision. 

Amidst the pandemic, the airport’s stores have reverted to their functioning state. As the airport is also international, there are tons of options of going all over Turkey, Middle East and Europe as well, while transferring flights from places can reach all over the world.

This LMITO was originally scheduled to end on June 30, 2021, but due to the economic impact f of the past two years, the Australian federal government has decided to extend it for another year and is scheduled to end on June 30 next year.

5. Age Pension

Applicable to people over 66 years old (who have lived in Australia for at least 10 years or more), the qualifying age will increase by half a year every two years, and the pension age will increase to 66 years and 6 months (66.5 years old) this financial year. The latest amounts are:

Australia | How do international students affect the Australian housing market?

In our previous piece, we discussed how the Ukrainian-Russian war may affect the global real estate market, and with the recent deterioration of relations between China and Russia, as well as the United Kingdom and the United States, many international students are focusing on studying in Singapore, Australia and other countries. Australia’s GDP last year was 580 billion AUD, and economic contributions by international students alone stood at 35 billion AUD or 6% of the pie. In the future, more international students from China and Russia are expected to attend school in Australia. It’s clear that international students are an important proportion of the real estate economy. When investing, it would be remiss not to pay attention to the trends of global education.

The three most popular cities amongst international students

  1. Sydney: Sydney has several world-renowned universities and is the most famous city in Australia. In recent years, the number of international students in Sydney has reached its peak, and the number of international students has reaches a new high almost every year.
  2. Melbourne: Melbourne is the economic and cultural center of Australia, and its academic education ranks among the best in the world and QS rankings. It’s also been labelled one of the most livable cities for 5 years in a row.

Housing price growth in Australian cities

Last year’s housing price growth in major Australian cities in 2021, according to ABC News:

What does this represent?

As mentioned in our post about the relationship between interest rates and house prices, the low interest rate environment is the driving factor behind the sharp rise in Australian house prices. With the rise in interest rates, the growth rate of housing prices will also slow down, but as more and more international students enter Australia in the future, the demand for small-sized apartments in big cities will gradually increase, driving rental prices up. We predict that the profit margin of short-term real estate speculation will gradually shorten, but the profit margin of buying and renting houses will gradually increase. Small units such as one-bedroom, two-bedroom, and studio-type residences will be more popular with international students and investors.

Australia | Australian immigration policy Introduction of subclasses 189, 191, 491, 494 Visas

The Australian government last amended the immigration policy in 2020 to provide 5 year 485/457/482 visas for eligible Hong Kong SAR passport holders. At the same time, those who were granted those visas before July 9, 2020 were automatically granted an extention  to July 8, 2025. The government also announced that they will accept 189 and 191 visas applications in March 2022.

In our previous entry, we briefly introduced the skilled immigrant visa, the global professional immigrant visa GTI (subclass 858) and the business innovation and investment (temporary) visa (subclass 188). This time, we will introduce the application requirements for the 189, 191, 491 and  visas in more detail.

Skilled Immigration – Konamash Consult

1. Introduction to Australian Skilled Immigrant Visa

Skilled Independent visa (subclass 189)

The 189 visa is a PR visa, which allows the recipient to permanently stay, work and live in Australia. Foreigners who hold a PR visa can apply for Australian citizenship after meeting the immigration requirements. The biggest feature is that the 189 visa does not require a third-party (employer, relative, state government or territory) guarantee, and you can enter the pool directly when you meet the application requirements. The Australian Immigration Service also will issue immigration invitations based on scores.

Application requirements:

  • Under 45
  • EOI score of 65 or above and invited by the authorities (at present, most occupations are expected to score above 95)
  • At least 6 points in each item on the IELTS English Proficiency Test or equivalent
  • Nominated occupation must be on the Medium and Long Term Skilled Occupation List (MLTSSL) and pass an occupational assessment

Application time: 75% applicants need 18 months, 90% applicants need 27 months

Application fee: AUD 4,115 (approximately HK$23,634)

Skilled Nominated visa (subclass 190)

Application requirements:

  • Under 45 (over 45 is still eligible after invitation)
  • EOI score of 65 or above and invited by the authorities (at present, most occupations are invited to score above 95)
  • A minimum score of 6 or equivalent in each item on the IELTS English Proficiency Test
  • Nominated occupation must be on the Medium and Long Term Skilled Occupation List (MLTSSL) or Regional Occupation List (ROL) and pass an occupational assessment
  • Nominated by individual states in Australia

Application time: 75% applicants need 12 months, 90% applicants need 18 months

Application fee: AUD 4,1155 (approximately HK$23,634)

2. Migration: An Opportunity for Rural and Regional Australia

In 2019, Australia added the Skilled Work Regional (Provisional) visa (subclass 491) and the Skilled Employer Sponsored Regional (Provisional) visa (subclass 494) to replace the 489 visa, to encourage more immigrants to choose to work and settle in areas outside Australia’s major cities (Sydney, Melbourne and Brisbane). Similar to the above 189 and 190 visas, it is also scored based on the applicant’s age, education, work skills and other conditions. Applicants who meet the application score can submit an EOI to the Australian government.

The 491 and 494 visas are a 5-year Temporary Resident Visa. Due to the cancellation of the 187 visa in 2019, 491 or 494 visa holders need to work in the designated area for 3 out of 5 years and meet the minimum income requirement with an annual salary of AUD 53,900 (approximately HKD 290,782). Starting from November 16, 2022, people can apply for a Permanent Residence (Skilled Regional) ) visa (subclass 191) to become a permanent resident.

Skilled Work Regional (Provisional) visa (subclass 491)

Application requirements:

  • Under 45 (ages over 45 are still eligible after being invited)
  • EOI score of 65 or above and invited by the authorities
  • A minimum score of 6 or equivalent in each item on the IELTS English Proficiency Test
  • Nominated occupation must be on the Medium and Long Term Skilled Occupation List (MLTSSL) or Regional Occupation List (ROL) and pass an occupational assessment
  • State nominated or sponsored by relatives

Visa validity: 5 years

Application time: 75% applicants need 10 months, 90% applicants need 13 months

Application fee: AUD 4,115 (approximately HK$23,634)

※From November 16, 2022, you can apply for permanent residence if you have worked in designated areas for 3 years and meet the minimum income requirements

Skilled Employer Sponsored Regional (Provisional) visa (subclass 494)

Application requirements:

  • Under the age of 45 (except those who have held a 457 visa or TSS visa in the last three years)
  • Nominated and Sponsored by an Accredited Employer
  • A minimum score of 6 or equivalent in each item on the IELTS English Proficiency Test
  • The nominated occupation must be on the Priority Migration Skilled Occupation List (PMSOL), Medium and Long Term Skilled Occupation List (MLTSSL) or Regional Occupation List (ROL) and pass an occupational assessment
  • At least 3 years relevant work experience

Visa validity: 5 years

Application time: 82 days for 75% of applicants, 4 months for 90% of applicants

Application fee: AUD 4,115 (approximately HK$23,634)

※From November 16, 2022, you can apply for permanent residence if you have worked in designated areas for 3 years and meet the minimum income requirements
