Unsatisfied With Past Life

When people think about the computer programming industry, they usually think of high salaries and benefits but ignore the fact that computer programmers often work overtime. The Planning Process

Client A confided all his thoughts and concerns to John. He and his colleagues followed up efficiently afterwards.

Client A Today

After receiving the business proposal, Client A often participated in different projects. He approached his goal step by step, and his workload was actually significantly less than what he imagined. UK | YouTuber Ying Tse | Ying Tse shares the pros and cons of living in apartment

While planning to migrate overseas, many people would be concerned about which type of housing to reside in. Those who were used to the way of living in Hong Kong would probably opt to live in an apartment. Youtuber Ying Tse had lived in an apartment in Birmingham for 9 months. Keep an eye on YouTube channel BN撈, where Ms Ying and her mascot Ying bbit share their thoughts on living in Birmingham and what to pay attention to.

Ying Tse shared 5 pros and cons of living in an apartment in the UK.

Advantage 1: Good security: Gate

British apartments usually have gates installed at the entrance. Residents can only enter with their resident cards. This prevents non-residents from entering the apartments. It would also make people feel safe as all flats are located on storeys.

Advantage 2: Good security: Concierge office

Ying Tse recalled her experience of visiting newly developed apartments in Birmingham town center. She reflected these estates usually have concierge offices, which serve three to four blocks. They are responsible for collecting packages and deliveries from online shops and nearby supermarkets for residents. Delivery men are required to register at concierge offices before heading upstairs. This prevents non-residents from entering the apartments. For security guards, Ying Tse said unlike Hong Kong, British apartments usually don’t have security guards, but those with concierge offices have. She also pointed out some apartments in London have guards patrolling the estates.

Advantage 3: No need to clean up gardens

Ying Tse said whenever someone buys a house in the UK, it would come with a garden, regardless of the house type. Garden view is indeed pretty, but one must spend time for gardening work, such as cutting weeds and sweeping fallen leaves, in summer. Since apartment residents don’t have gardens, they can save the effort for that. Ying Tse told her relatives’ example, who live in UK houses. They have to cut weeds every two weeks in warm seasons. The bigger the garden is, the more work there would be. One should have time and effort for that. Those who are not into gardening should be notified.

Advantage 4: Clubhouse available

Ying Tse said UK apartments, especially the large ones, usually have clubhouses. Facilities like gym rooms, mini cinemas, party rooms and even swimming pools are available. That is a privilege of apartment residents.

Advantage 5: Close relationship with neighbors

Ying Tse had been posting photos of Hong Kong snacks in the UK on her Facebook group. She recalled the snacks were shared by her neighbors. She also pointed out whenever she needs something urgently, she just heads over to the next door and asks her neighbors, which is very convenient. Ying Tse commented that it is important to have a good relationship with our neighbors, regardless of where we live. It would cost much time to drive to the town center for certain things. Supermarkets may also be closed. That would be quite troublesome.

Disadvantage 1: Administration charge 

Ying Tse said the charging of administration fee in the UK is not bound by any guidelines. The government does not restrict how the fee is collected as well. So the cost is likely to increase over time with factors like inflation.

Disadvantage 2: No land ownership

Ying Tse mentioned the concept of leasehold and freehold property. Leasehold means the ownership of a property is only the building itself, while the land is owned by someone else. Freehold means the owner of a property owns the land at the same time. Buying apartment flats is an example of leasehold.

Disadvantage 3: Inconvenient to dump domestic rubbish

Ying Tse points out that dumping domestic rubbish in the UK is different from that in Hong Kong. In Hong Kong, domestic rubbish is dumped in the refuse chamber located on every floor. Dustmen would regularly visit each floor to get rid of the rubbish. However in the UK, residents have to go downstairs to the refuse chamber on the ground floor or at the basement of their apartment buildings. Ying Tse thinks this causes inconvenience. In contrast, house residents can dump domestic rubbish easier as the rubbish bin is located in their gardens or near their houses.

Disadvantage 4: Poor soundproofing

Ying Tse suggested most UK apartment flats are separated with planks, thin concrete and plasterboard only. Therefore it is not surprising that one could hear the conversation of their neighbors.

Disadvantage 5: Security concerns

Ying Tse took the apartment she was living as an example. The apartment has no concierge office because it is not very large. Whenever her neighbors needed delivery services, there would be many non-residents in the building. The building she was in has around 80 households. Since she did not know all of them, it would be concerning to see strangers frequently in the building.

Ms Ying shared 5 pros and 5 cons of living in UK apartments. The advantages are good security because of gates and concierge offices, no need to do gardening work, clubhouse available and good relationship with neighbors. The disadvantages are administration charges, no land ownership, inconvenient to dump domestic rubbish, poor soundproofing and security concerns. In the last episode, John Hu Migration Consulting talked about the difference between the lives of immigrants in Australia and Portugal.  In this episode, John invites Gary, who has immigrated to Brisbane for four years with John’s help.  John then invited Gary to share his life from applying to move to the present.

Land-and-House package in Australia

Gary is very happy to introduce that the house he lives in is built by himself, because it is almost impossible to build a house in Hong Kong, but it is possible in Australia.  When the Gary family arrived in Australia, they looked for land, and after buying the land, they looked for a builder to build it for us.  Looking for a reputable builder, but unfortunately, the builder they found initially promised to build for them, but for some reason they suddenly refused.  In the end, they looked for another well-known builder who was also willing to build houses for them.  They sign a contract in February 2019, and officially build a house for us in September.  They build a swimming pool at home because it is very important to build a swimming pool in Queensland, which is relatively hot and the pool usage rate is relatively high.  The house will be officially built in October. Even though there is a Christmas in the middle of the project, in March 2020, the whole house has been built, but there are still some landscapes that have not yet been built, so we officially entered in July 2020.

He said that when the new house was built, his family and friends around him were very happy, because no one had ever tried the feeling of buying land and starting a house, and the house was able to fulfill everyone’s needs.  In the past, the living environment in Hong Kong was cramped, but now the space is so large that it is almost unimaginable. With a swimming pool, most Hong Kong people would consider it to be a dream house. It is really happy that this dream can be realized in Australia.

Family

After that, John spoke about Gary’s children studying in Australia.  Gary pointed out that his three children are very happy to study in Australia. The academic pressure in Australia is relatively light, and they have more time for whole-person development and free learning. They can do what they wants to, such as his children like to play the piano and sing, and also like video editing.  There is no time at all in Hong Kong. The homework pressure in Hong Kong is very high. It is impossible to take time to do what you want to do and give children space, but in Australia, you can definitely do it.

John laughed and said that Gary used the word “happy” many times in the interview, and he could definitely feel that Gary was enjoying his life in Australia.  Gary recently had a gathering in Brisbane with some John Hu Migration Consulting group mates, and made new friends through John’s foreign immigrant group.

Social

 Gary said that for new immigrants, life in Brisbane will of course encounter many difficulties, and many things do not know who to call for help, and the group established by John can help new immigrants adapt to Australia living. He can get information from the group, now it is more possible to meet, and chat with Australian HongKong people. He can have a closer relationship here, and the group members in the group exchange much more information than before.  In a strange place, he expects to have some friends in a strange place, and there will be no loneliness anymore.

Gary agrees with what John said. He has used many times to describe his life in Brisbane as happy. There is not much pressure in life, no matter in consumption, interpersonal, and many aspects of life.  Last time, Gary’s neighbor gave Gary his own bananas, and he felt happy and established a good interpersonal and social relationship.

 Immigration 

 John mentioned that Gary has lived in Australia for four years and is now assisting with his colleagues to apply for permanent residence, and asked him how he felt about the one-stop service.

Gary believes that it is very important to choose the right immigration company, and he is very grateful to John’s company for assisting in applying for the 188 visa to the current 888 visa.  However, his friend was not that smooth. 19 Rockfield, Doolandella is a newly developed area that people may not have heard of. It is more difficult to buy a house here because the land price is relatively cheap and many people are competing over the land. With a starting price of $819,000, Marquee offers about twenty House & Land Packages in Doolandella, with some new land being developed around. The property is about a 30-minute drive from Brisbane CBD and it only takes 20 minutes to get to Sunnybank. In addition, if you want to go to a supermarket or a shopping mall, you can take a 6-minute drive to Forestlake, which has around 70 shops. The environment is mature and provides enough living facilities, and residents also love going to nearby forests and lakes for a walk.

Why Does Brisbane Attract Wealthy People?

The surrounding environment in Brisbane is great, while driving to the city only takes around fifteen minutes. With the University of Queensland and some of the best public and private schools, its surrounding school network is arguably the most competitive in Queensland. As a result, it attracts wealthy parents who seek the best education for their children.

Chapel Hill: “Mansion Area”

Chapel Hill is one of the “mansion areas” in West Brisbane, and the mansion we are looking at today is located at 54 Tristania Road. With only a ten-minute walking distance from the city, the facades of every house in this area are large and surrounded by nature. The mansions’ high terrain and privacy are also worth noting. Because some of the areas here are restricted by the Australian government, property developers can no longer use this land for reconstruction. The land is therefore flat and of high quality. The public schools here are part of the Kenmore State School’s school network: it is a top 10 public high school in Brisbane, while its primary division is also in the top 5% in Queensland. The property developers behind the “Mansion and Land Package” have been in the real estate industry for more than 40 years. They specialize in buying high-quality land in Western Corridor, subdividing and building mansions or even supermansions, and selling them on the market. Each mansion on their website is at least two to three million AUD. Jeff interviewed Mark, the manager of the property developer, who claims that he personally cares a lot about design and details, so he is more interested in building some high-end individual houses than apartments or townhouses. For him, the idea of mansions is also more exciting and inspiring. In order to maintain the flexibility of design for a land, he and his colleagues never set any premise for it. Instead, they would analyze it and design it in a way that magnifies its assets. Sometimes, it takes them months only to complete the design, so they’ve usually revised the design at least fifteen times before contacting an engineer. Because it is rather difficult for outside companies to understand their concepts and designs, they choose to do all the carpentry engineering and construction by themselves. The care and effort they put into the mansion can be seen in the transaction price, making them a boutique luxury property developer which often gains lots of attention in the market.

House & Land Package 

Let’s take a look at the mansion at 54 Tristania Road. The lower garage and entrance have a curved design and a decorative wall. This not only hides the garage door, but also increases the privacy of the mansion. With an unique wavy shape, the decorative wall on the second floor is even more outstanding. After entering the mansion, two garages are on the left and a small room and a guest toilet are on the right. Further into the mansion is the huge living and dining room with an open kitchen. When you look outside, there is an outdoor entertainment area and a swimming pool. On the other hand, the master bedroom on the second floor occupies one third of the entire floor area. One could see the beautiful scenery of the forest from every window of this mansion. It has a land area of ​​415 square meters and a floor area of ​​about 314 square meters or 3330 square feet. Its price almost reached 2.7 million AUD, and the property developer only required three more months to finalize the whole design and obtain approval from the government. The construction period was about nine to fourteen months. The developer provides two very flexible payment methods: the first method is to pay 15% right after signing the contract and 85% after the construction finishes, and the second method is to sign two contracts, one for the land and one for the house.

Is This Package Worth It?

The property developer first levels the land and connects utilities such as water, electricity, fiber optics, and storm drains. After that, it is all set to start the construction as long as it has already obtained approval from the government. The piece of land this house & land package occupies is very rare because of its location, high quality, and beautiful landscape. This street is special due to its high degree of privacy despite not being too far from the city center. Unlike most other houses, this mansion doesn’t have buildings surrounding it, and the view from every window is of nature. Brisbane has an average property ownership period of seven years, but this area has an average property ownership period of about 12 years. The average price of Mark’s seven transactions over the past five years is about $2.5 million. Mark actually reserved a piece of land for himself in the future. He said that although the land is a little irregular compared to the other mansions, the design of the room is different, simple and modern, so he is excited and plans to hold on to the house for a long time.

Property Developer’s Most Recent Project

The property developer’s most recent project is Indooroopilly, two mansions with the scenario of Kaiyang Park and a grass field. They determined that Kaiyang Park is one of the characteristics of this land. Therefore, they decided to put the garage underground so that the owner can see the park from the front yard and all other living areas. The ceilings are six meters tall, with the living room being the center of the design. They also separated the kitchen from the living room to make Kaiyang Park more eye-catching when one is in the living room. Finally, the swimming pool and garden are located behind the mansion.
