However, Askew, an applicant for the Canadian Start-up Visa, chose to fly solo. She decided to start a business by herself because of her decisive personality, which made her more suitable to work alone than be a team player. Fortunately, she was able to receive assistance from John when she was devising her own business plan, and in the process was able to recognise her target customer and revenue source. During her trial processes, she also found some clients and was able to generate income.

Answer: There are a host of factors. First, the builder’s flexibility. Many builders on the market offer rigid services; for instance, they can only afford a certain number of pre-designed units. It’s very hard for them to modify anything, if you want to. The second is communication. Without effective initial communication, the entire process will not be pleasant from the moment you enter the builder’s office. Third, the build’s financial information. The builder must be a reputable business that can guarantee nothing will go wrong and that the client’s money is secure. Fourth, transparency. It is important to explain the entire procedure to the client when they speak with the builder. There are no unanticipated fees. It is crucial for the customer to know about their ultimate fee they are going to pay for.

Question 2: If a client hires you as a builder to build a house, how would the whole process be like?

Answer: There are several procedures involved in building a house. The client will first provide us with some basic requirements, a baseline budget, and other details. Next step would be Concept and design. At this stage, we will provide the client with the proposal of the project plan of the entire house, including materials and specifications. The price at this stage ranges from three to five thousand Australian dollars, although there is a chance that it may be refunded to the client or subtracted from the overall cost of the contract in the end. This is a fee associated with the construction procedure, instead of an additional cost. The contract will be signed when the customer approves the aforementioned price and design. It takes approximately five to eight months to complete the construction work. The settlement phase is the last. The house keys are handed over to clients and they are free to move in once the construction process and exterior work, such as driveways, gardens, etc., are completed.

Answer: The contract follows a well accepted structure. For instance, our company won’t add any terms and will solely use the contract given by Master Builder. The client should pay close attention to the contract’s construction timeline. The builder will have to pay for a fine if the proposed construction date is surpassed and yet the work hasn’t been completed yet.

Real estates in Toronto and Vancouver, the two biggest cities in Canada, are popular due to its appreciation potential instead of its rental returns. Although Ontarioes, like Toronto, are under lockdown due to the pandemic, their property price increased significantly in the past year. The real estate market in Toronto is now more similar to that in Hong Kong: property developers “share the property”, people are willing to line up overnight, properties are often sold out quickly, and reactions to property sales are always enthusiastic. On the other hand, the average transaction entry price in Vancouver has reached 1.5 million Canadian dollars. In order to satisfy local demand, the real estate markets in both Toronto and Vancouver are becoming more active. Factors people consider while investing in real estate include interest rates, quantitative policies, stock market volatility, or winning money and turning into an investment. All these factors have caused property prices in Canada to continue to rise.

Common Delay in the Construction of Canadian Real Estate

Constructions are often delayed in Canada, especially in Toronto because of two reasons. First, the working hours of Canadians are much shorter than those of Hongkongers. In terms of receiving properties, Ontario and Toronto offer two methods. The first method is interim closing, which allows you to move in before paying the remaining fees. The second method is final closing, which requires you to pay the remaining fees before moving in.

Conclusion

Canadian property developers require clients to pay 35% of the cost before the construction is completed, so the Canadian government allows people to borrow 65% of the property price with mortgages, so the risk is relatively low for investors. However, because the cost of investing in real estate in Canada is still very high for Hong Kong people without Canadian identity, Terence advises them not to buy Canadian properties.

– How to choose the right furniture?

Choosing the right furniture in Australia that fits your budget, body build, and style can be a challenging task. 

Furniture sold in Australia is often targeted at locals, who on average have a larger body build. Therefore, many furniture shops will sell sofas, chairs, desks, and other furniture that are too large for some immigrants. To mitigate this problem, Jeff personally endorses the brand ‘West Elm’. It is a brand that sells value but high quality furniture that suits the typical Asian body build. 

Color is also an important consideration when purchasing furniture. Furniture shops will often use a similar color palette between different lines of products. By limiting your preferred furniture shops to less than 3, it will be much easier to match the color of your furniture. In addition, one should consider designing a color palette before purchasing any furniture. A well thought out color palette should consist of 1-2 primary colors and 2-3 secondary colors. Jeff personally chose to paint his walls with white paint as it is easy to match other colors with white coloured walls. He then chose wood color as his other primary color as he loves wood furniture. If you are stuck when designing your color palette, one source of inspiration will be to take inspiration from one or a few continuous pages of a magazine. 

– How to decorate your home?

As homes in Australia are often much larger compared to what you may be used to, decorations are essential to maximize the comfort of the space.

Most Australian homes have an open kitchen. As the benchtop is often located near the center of the open area, it is often the focal point of the home. Therefore, one should consider adding a unique chandelier there. 

The most common lighting systems are in-ceiling lights and track lights. The latter is recommended for more flexibility regarding the position and number of lamps. In addition, dimming knobs (dimmers) can be easily added for additional flexibility. This can make it easier for you to create the right atmosphere for different moments and events at your home.

Other than lighting, plants should be used both indoors and outdoors. As Australian homes are quite large, integrating plants into your indoor design is practical. Greenery is proven to reduce eye strain and improve the level of comfort of your home and is therefore highly recommended. In addition to placing plants indoors, climbing plants can be planted on fences and walls that surround your home. This will improve the view of your windows. You may also consider planting edible plants like mulberry in your garden. Planting is still an option even if you don’t have a field in your garden by using large pots.

Last but not the least, artwork is also a great way of decorating your home. Jeff took the initiative to paint a few paintings during lockdown. These paintings integrated both western and chinese elements and are hung on his wall as a decoration. 

How to save money during your renovation?

As Australian homes often have a much larger area and a lower cost per square ft., there is generally no need to go for space saving designs like artificial ceilings and tailor made drawers like one would in Hong Kong. Instead, by spending the money on off the shelf furniture, one will be able to budget more for high quality furniture that improves your quality of life. As off the shelf furniture is often easier to be taken apart, you may be able to bring your furniture with you as you move homes in the future. This will save you valuable money in the long run. 

When renovating, one should also focus on renovating the parts that are directly visible like tabletops, shelf doors, and taps; one should cut costs by keeping the large scale structures like the skeleton of a shelf.

In addition to choosing how to renovate, you should also be aware of the special discounts many Australian furniture shops offer. It is common to see discounts as steep as 30% off. Some have even seen discounts as great as 90% off in the past. These discounts often come during the end of the financial year for companies (usually around June) and during the Christmas shopping season. If you can take advantage of these discounts, you will be able to save a lot. 

Although furniture in Australia is usually expensive, you should be wary that low quality or aesthetically unpleasing furniture is not necessarily cheap while furniture that you like may be of reasonable price as well. Therefore, you should prioritize buying furniture that meets your needs.

Understanding is one of the most important things when you migrate to Australia. Compared to the fast-paced life in Hong Kong, life in Australia is arguably more relaxed. Most Australians have their own lifestyle and often do things slowly, so living in Australia requires patience. While working in Australia might not be as efficient as in Hong Kong, life in Australia is generally less stressed than life in Hong Kong. The second thing to understand is yourself and your partner. Couples who come to Australia have to overcome many challenges and obstacles together. They would often argue as they know each other better and have different methods of solving problems. Even if they have a common goal, they might quarrel over the smallest things. When one is in a new environment, they have to adapt and learn. Therefore, when you come to live in Australia, you must be mentally prepared to understand yourself.

Although your salary in Australia is not as high as in Hong Kong, you can absolutely obtain happiness as long as you let go of your sense of superiority.

What is the traffic convenience and security?
