What is a property chain?

The original meaning of property chain is a chain of operations that connects buyers/sellers. Australia | Chatham Projects | A Home Tour in Sydney with rent $350 AUD 

Today’s blog features Michael from Sydney, an experienced property investment and management firm from Sydney. Michael’s takes us on a tour of one of their latest property sites, called Chatham Projects.

MAIN ENTRANCE

The project is a subdivided property featuring 5 units. The main door is guarded by an electronic lock with a shared password, allowing you to forgo the use of an easily misplaced key.

The door opens to a fully functional kitchen on the right and two storage spaces, one on the left and one further down to the right, past the kitchen. Beyond this space, there are two doors, each leading to the two different units with unique passwords.

UNIT 1

Michael leads us into unit 1, and shows us the empty interior. While the refurbishing is yet to be completed, all the floor has already been done. The bathroom lies on the left and the fully functional kitchenette opens into the living room. Past a door further in lies a bedroom equipped with a built-in wardrobe, beyond which you can access the fenced off backyard.

UNIT 2

Unit 2 is a perfect reflection of unit 1, with a bathroom on your right as you enter, opening up to a living room with a kitchenette on the side. The bedroom is also found further on, facing the same backyard as unit 1. Michael heads back out towards the main door, and takes the uncarpeted stairs up to the first floor.

UNIT 3 & 4 & 5

These units upstairs are more like studio apartments, also featuring a kitchenette, smaller bathroom and bedroom each. These units also have ceiling fans, with the air conditioning to be added soon.

RENTAL INCOME

Michael mentions that each unit can be rented out at about 340 to 350 AUD per month for 6 and 12 month leases, and with the current rental under-supply, it’s very easy to rent out after someone moves out.

1) Moving Cost

Moving cost refers to the cost of applying for a new loan, including property valuation fees, lawyer fees and stamp duty on the separation of the name.

Therefore, before you apply to refinance, you should weigh the cost of refinancing and the loan interest you can save before deciding whether it is worthwhile to go ahead with the refinancing.

2) Penalty for home loan lock-in period

Some mortgages come with a lock-in period, which is usually 2 to 5 years, calculated from the day the bank makes the first loan payment.

If the borrower pays off the home loan in full within these two to five years, including selling or refinancing, he must pay a penalty equal to 2% to 5% of the original loan amount. Therefore, you should check beforehand whether your loan is subject to a lock-in period and assess whether it is worth refinancing after including the penalty amount of this lock-up period.

However, there is actually a little trick you can employ in this situation. You can start preparing your refinancing plan 1 year before the end of the lock-up period. Because the process of refinancing takes 3 to 6 months, or longer, you can time it in a way that falls right out of your lock-in period, especially if you conduct a full payment with the assistance of a lawyer. This way, you can avoid the lock-up penalty while also securing a new loan as quickly as possible.
